The ground under Arlington has an unusually specific history. Around 95 million years ago, this area sat at the shoreline of an ancient inland sea, and the sand and clay that settled here became part of what geologists call the Woodbine Formation. One of its named layers, the Arlington member, sits directly beneath much of the city. It's a small detail, but it means the clay here isn't just generically old, it's part of a well-documented, named deposit that geologists have been mapping since the early 1900s.
That age is worth knowing about for a more practical reason too. Older homes generally accumulate more wear from repeated shrink-swell cycles over time, and a lot of Arlington's housing stock dates from the 1960s through the 1990s, built before modern drainage standards. That's part of why drainage correction comes up often in Arlington repairs.
The city also splits by construction era. Older neighborhoods near downtown Arlington, Pantego and Dalworthington Gardens have more pier and beam homes with crawl spaces. Newer construction further out, toward Green Oaks Boulevard, Interstate 20 and the Mansfield Road corridor, is mostly slab-on-grade.
