Foundation work, start to finish
Your foundation is everything holding the house up: the slab or the piers and beams beneath the floor, the soil they sit on, and the drainage keeping that soil stable. When any part of it moves, the damage shows up somewhere else, in walls, floors, door frames, brickwork, plumbing. We handle the whole job, measuring the house, pricing the work, doing the repair, and putting your yard back the way we found it.
Not sure it's serious? Check first.
Pick where the problem is and what it looks like. We'll give you an honest read, including the times the answer is that it's nothing and you don't need us.
Your house isn't settling. The soil is moving.
Much of Texas sits on expansive clay. It swells when wet and shrinks in drought, and the drying is never even. One side of the house is shaded, a large tree draws water from the soil on another, a leaking line saturates one corner. That unevenness is what cracks a house.
For a genuinely structural crack, sealing it alone usually doesn't address that movement, which is why it tends to reopen. One common fix is getting support down past the active clay to a deeper layer that moves far less with the weather, then bringing the structure back toward level in controlled increments. The right approach depends on what an inspection actually finds.
It also explains why we measure before quoting. Two identical houses on the same street can need very different work, because stable soil sits at a different depth under each of them.
The pier passes through the active clay and rests on stable ground beneath it.
Foundation repair pricing in Texas
Price depends on several things together: how many piers a house needs, how deep they have to go, and how easy the site is to access. Here's what work typically runs, so you know roughly where you stand before we come out.
What you can do yourself
Some of this we'd rather you knew, even if it means you don't need us. Movement here is driven by moisture swings, so keeping the soil steady genuinely helps, and it's free.
